Building a Reliable Vendor Network for Your Holiday Rental Business

Every holiday home needs a plumber, an electrician, a window cleaner and a locksmith on speed-dial. Here is how to build and manage that network properly.

Every experienced holiday rental host has a story. The boiler that broke on the first night of a guest ten-day stay. The emergency that needed a plumber on a Sunday — the only one available wanted £350 for a call-out, before he had even looked at the problem. Vendor failures are among the most operationally damaging events in a holiday rental business. They can turn a smooth booking into a full refund, a five-star review into a two-star complaint, and a profitable month into a loss-making one.

Building a reliable vendor network is not glamorous work, but it is one of the most important operational investments you can make.

The Core Vendor Categories

For a typical holiday rental operation, the critical vendor categories are:

Cleaning and Housekeeping. Perhaps the single most important vendor relationship in short-term rental operations. A consistent, reliable cleaner is the foundation of consistent guest experience. Many hosts use a combination of a lead cleaner who manages the changeover process and does quality control, plus a flexible team of additional cleaners for high-turnover periods.

Maintenance and Repairs. For general property maintenance and minor repairs, you want a reliable handyperson who knows your property. Specialist Trades.
