Managing a Multi-Unit Holiday Property: What to Automate First

Managing one self-catering unit is manageable with basic tools and a reliable cleaner. Managing six, eight, or twelve units at the same property introduces a new category of challenge: coordination. Multiple guests checking in and out simultaneously, cleaners and maintenance teams working across units, calendars that need to stay in sync across multiple OTA listings, and the constant risk of double-booking.

The operators who manage multi-unit properties successfully tend to have two things in common: clear operational processes and software that makes those processes reliable and repeatable without depending on manual oversight at every step.

Getting Your Property Structure Right

The first step is setting up your property structure correctly in your management software. Dynamic pricing per unit: run separate PriceLabs configurations for each unit, allowing the market to set different rates for each based on its individual demand characteristics. A unit with a better view or a hot tub may sustain a premium year-round.

Whole-property booking option: for family groups or corporate events wanting exclusive use, consider offering all units as a combined package. This requires careful calendar blocking logic but can generate significantly higher revenue for the right booking.

Managing a Team Across Multiple Units

For most multi-unit properties, you will have a lead cleaner or housekeeping supervisor, one or more cleaning team members, a maintenance person or contractor, and possibly a site manager or caretaker who handles arrivals and property issues.
